A GREENER FUTURE FOR 17½–18 ESPLANADE

A major new proposal has been submitted for the redevelopment of 17½–18 Esplanade, signalling a significant step forward for sustainable office design within St Helier’s business district. The project reimagines one of the Esplanade’s most recognisable commercial buildings, transforming it into a contemporary, energy-efficient workplace that contributes positively to both the immediate streetscape and the wider town centre environment.

The scheme provides 3,285m² of high-quality, flexible office accommodation across six open-plan floors, with completion targeted for Q2 2027. At the heart of the design is Jersey’s first large-scale living green façade — a vertical garden designed to support biodiversity, and create a striking new landmark along the Esplanade.

Innovation is balanced with a respect for local character. The existing granite façades to both the Esplanade and Commercial Street will be retained and woven into the new development, preserving the building’s familiar presence while ensuring it meets the needs and expectations of future occupiers.

Targeting BREEAM Excellent, the scheme embeds sustainability and wellbeing throughout, from low-carbon construction and enhanced energy performance to high-quality internal environments. In doing so, it sets a confident benchmark for a more resilient, biodiverse and beautifully revitalised St Helier.
