The Northern Quarter is a major new residential led REGENERATION project located on the edge of St Helier town centre. The mixed tenure development will provide 195 new homes, primarily for affordable rental but including a number of open-market homes for purchase.
The project is comprised of four principal buildings arranged around a series of landscaped amenity courtyards & interconnected pedestrian routes set above a covered car park and service area. The site, located on a busy traffic route and set between a large supermarket with multistorey car park above and a series of historic townhouses, presented a number of complex logistical and access challenges.
Working closely with the contractor and the local supply chain, a decision was made at an early stage to adopt a light gauge steel frame system (LGSF) set above a hot rolled steel frame podium. The use of this modern method of construction enabled a large degree of off-site component assembly and significantly increased the speed of construction.
The construction system also enabled a significant degree of flexibility in the choice of material finishes with a palette of coloured render, stone, brickwork and metal cladding presenting a familiar, locally relevant CONTEXTUAL response to the setting. The project is currently progressing rapidly on site with completion due in 2026.
