This major regeneration project includes the ADAPTIVE RE-USE of a grade 2 Listed warehouse, façade retention of a grade 4 Listed former mercantile building and the careful insertion of 5 floors of new grade-A office accommodation to create a unique, contemporary workplace in the heart of Jersey’s business district.
The development will connect the Esplanade to Commercial Street and will feature an internal urban garden to optimise natural light and improve occupier wellbeing. The retained façade of 9 Esplanade will provide the main entrance to the development, restoring it’s significance as an important threshold to the street. The adjacent new façade at 8 Esplanade references the rhythm and proportions of traditional mercantile facades, reinterpreting these in a subtle contemporary style that repairs the streetscape and improves the setting of its historic neighbour whilst stepping in scale to respond to the scale and massing of neighbouring office developments. Upper floors towards the Esplanade are deeply recessed and set behind these lower street facades, and take the form of a steeply sloping zinc clad roof with modern dormer windows.
The rear elevation at Commercial Street adopts a very different architectural expression to relate more closely to the more robust, grittier character of the street. The 3 storey infill façade, constructed from red brick with corten steel detailing references the industrial heritage of the streetscape, in an overtly CONTEXTUAL response, whilst remaining subservient to the retained historic warehouse. Two upper floors are set within a sloping metal clad roof with deep terrace incisions to reduce their impact on the narrow street below.
