Fields P655 and P656 in St. Peter were rezoned for the provision of new homes as part of the strategy to tackle the shortage of affordable family housing in Jersey. 

The proposal is to create a welcoming, vibrant, liveable neighbourhood designed with community and sustainability at its core. Rooted in a Jersey-centric spatial design, the scheme celebrates the Island’s distinctive character while delivering AFFORDABLE HOMES that inspire community, connection and well-being. 

The homes are designed in a familiar, locally relevant vernacular style, with a series of pitched roof terraces arranged around shared, car-free spaces, and featuring vertically proportioned windows, dormers, coloured render, granite and timber detailing, and tiled or slated roofs.  

Central to the development is a small, shared meadow, offering a tranquil space for families to gather, for children to play, and for residents to enjoy the natural countryside setting. The layout prioritises these people-focused spaces over vehicles to provide a safe, inclusive environment that encourages active travel and invites community interaction. 

Taking a comprehensive approach to sustainability, the project prioritises fabric first, low energy design and sets the new homes within a generous landscape that will extend the character and amenity of the surrounding countryside setting. The landscape strategy focusses on ecology, wildlife preservation, low-maintenance design, and resilience to create a distinct sense of place. Features include an open, flowering meadow, retained and reinforced native hedgerows, new hedges and planted pergolas to break up car park courtyards, a SUDS surface water drainage system and biodiversity corridors that will preserve and enhance the ecological value of the site. 

With a focus on CONTEXT, COMMUNITY AND PLACEMAKING, the design ensures that this new development of affordable homes will be a comfortable, desirable and safe place for families, forming a natural extension of the existing village centre to create a connected and liveable community.
